"An Overview of Building Wealth in Investment Real Estate"
Building Wealth in Investment Real Estate with this five-step, 7-week series is a hybrid course hosted by Ventana with the kickoff of the first class in-person located in Albuquerque, New Mexico. The following 5 sessions will take place online wrapping up with a 2-hour in-person capstone overviewing the steps and applying the tools.
Learn to navigate the step-by-step process, from project analysis and loan underwriting to the fundamentals of investment real estate, financing, and closing on their first property. There will be an opportunity to understand the BRRR method and terminology associated with investments, including Cap Rates, IRR, Loan-to-Value, and debt-to-credit ratios.

Objective
The Ventana Fund Board of Director’s developed an education initiative with a passion to diversify the organization’s borrower demographics. This initiative starts with providing an opportunity to educate and inspire the community and providing the tools that allow them to become investors.
OUR PROGRESS
Ventana Fund offered it’s first four-hour course in September 2024 serving over 30 students in Las Cruces, NM. Ventana Fund has since received permanent course approval from the New Mexico Real Estate Commission to offer continuing education credits to licenses brokers in the state. Beginning March 2025, a seven-week (one-hour per week sessions) has piloted will conclude in May 2025. Ventana Fund is thrilled to off this course via several mediums and schedules to offer flexible opportunities to the community.

Amanda Velarde, MBA, CCIM
Amanda has over 20 years of commercial real estate experience and has a passion for education and course development. In her role as the Chief Economic Officer for Tamaya Ventures, she is responsible for the economic growth and development of the 2000-acre Master Business Park at Santa Ana Pueblo.
Todd Clarke, CCIM
Todd has over 27 years of experience as an instructor. He is nationally recognized and a 3-time CCIM award winner; who in the last 27 years, has taught over 5,000 students in over 200 courses. Read bio here.
